01What you get with Intellin

Search, authority, and conversion in one coordinated system.

The exact mix is shaped by your market, niche, website, existing authority, and commercial priorities—not a fixed quota of posts, pages, or backlinks.

01

Local search and market pages

We map the neighborhoods, specialties, property types, and buyer or seller questions that are commercially worth owning. Then we build or improve pages around real local intent—not interchangeable city-name templates.

Market and neighborhood pages · relocation and specialty pages · internal linking · search-intent mapping

02

AI visibility and structured understanding

We make your expertise easier for search and AI systems to interpret through clear answers, consistent entity information, structured data, and supporting context about who you help and where you work.

Answer blocks · agent and organization schema · service-area context · entity consistency · citation-ready structure

03

Google Business Profile and local consistency

We review how your business is represented across Google and the wider local ecosystem, then resolve gaps or conflicts that can weaken confidence in your location, services, contact details, or identity.

Profile recommendations · categories and services · citation consistency · contact and location checks

04

Content, reviews, and authority

We develop useful market guidance and a practical authority plan around the evidence buyers, sellers, search engines, and AI systems use to verify expertise. Quality and local specificity matter more than publishing volume.

Neighborhood guidance · buyer and seller resources · FAQs · review strategy · directories and mentions

05

Website trust and conversion

Visibility only matters when the website makes the next step obvious. We sharpen the offer, proof, page flow, calls to action, and inquiry path while working with your existing website, CRM, and IDX where practical.

Offer clarity · trust signals · conversion pages · lead capture · routing to your inbox or CRM

06

Measurement and continuous improvement

We monitor the signals that show whether the system is gaining traction, explain what they mean in plain language, and use human judgment to decide what should be expanded, corrected, consolidated, or stopped.

Indexation · non-brand impressions · ranking movement · AI-answer observations · inquiries and assisted conversions

Human-reviewed by design

Technology helps us research, monitor, and produce efficiently. A human expert still reviews the strategy, local accuracy, positioning, and finished work before it reaches your brand. That specialist oversight is what keeps an AI-legible system useful to the people deciding whether to contact you.

AIDirect answer

What AI visibility means for Real Estate.

Real Estate AI visibility is the ability to appear accurately when a buyer or seller asks an AI system for an agent, team, market expert, or local recommendation. It depends on clear business and agent entities, useful market-specific pages, consistent local profiles, reviews, structured data, and corroborating sources the system can verify.

The honest boundaryIntellin improves these signals together with the website path that turns discovery into a qualified inquiry. We do not promise guaranteed recommendations or permanent placement.

02The problem

You don't control where you're found.

Three ways clients reach you today — and why none of them is a system you own and control.

Your website

built to impress, not to be found

Most agent sites are digital listing presentations — polished, but invisible to the search engines and AI answers where buyers and sellers now start. It looks great to people you already sent there. It does nothing for the ones who don't know you yet.

Portal leads

fees and shared attention

Portals can put your business in front of active demand, but the relationship starts on someone else’s platform and may be shared or paid for repeatedly. It is useful distribution—not an audience or inquiry system you fully own.

Referrals

free, but finite

Your best channel by far — and capped by how many people already know you. It can't reach the buyer two neighborhoods over who's asking an AI who to call tonight. That reach has to be built.

The honest boundaryWe're not here to help you outrank Zillow on “homes for sale” — no one can promise that honestly. What we do: make your niche discoverable to the exact prospects already searching for it, so the right people find you first.

03Compare the approaches

Choose who will actually own the work.

A platform, an SEO agency, a collection of tools, and a connected growth function solve different problems. The right comparison starts with the operating model, the quality-control process, and who remains accountable after the initial setup.

A website vendor, specialist agency, or internal toolset may be the right choice for some businesses. Intellin is designed for agents and small teams that want one coordinated, human-reviewed function connecting visibility to the commercial performance of the website.

04The reframe

Stop coordinating disconnected marketing. Build one growth function.

The goal is not to replace every useful platform or partner. It is to create one specialized operating layer that connects your website, local presence, AI visibility, content, authority, and inquiry path around a single market strategy.

  • ·Brokerage marketing that looks similar across the roster
  • ·A website vendor maintaining infrastructure, but not building your market authority
  • ·Occasional writers, designers, or AI tools working without one connected strategy
  • ·Social activity that disappears quickly and is disconnected from durable search visibility
  • ·You, coordinating all of it between listings, clients, and closings

06The first 90 days

A clear rhythm from day one. No black box.

One conversation → a running function
Weeks 1–2

Understand the market

We review your niche, service area, ideal clients, competitors, website, Google presence, authority signals, and current search and AI visibility. The goal is to identify which markets, specialties, and questions are commercially worth owning—not to create a long list of keywords with no connection to your business. You receive a practical baseline and a prioritized implementation plan.

Weeks 3–6

Build the foundation

The highest-leverage work begins: correcting structural and entity gaps, improving priority market or service pages, clarifying the offer, strengthening inquiry paths, and aligning local profiles, schema, internal links, and core trust signals. Work is reviewed by a human expert before it is published so technical improvements do not come at the expense of local accuracy or your voice.

Weeks 7–12

Publish and sharpen

We expand useful neighborhood, specialty, buyer, or seller resources and watch how the foundation responds. Indexation, impressions, ranking movement, AI-answer observations, source coverage, and visitor behavior help determine what to refine next. We do not keep producing simply to hit a content quota; the evidence guides the cadence.

Beyond 90 days

Compound what works

The system continues across additional markets and questions while stronger pages are refreshed and weak or overlapping pages are consolidated. Reviews, citations, third-party corroboration, local authority, and conversion are improved alongside content. Your role is focused review and approval—not becoming the project manager for another collection of marketing vendors.

Straight answerSearch visibility builds over months, not days. If you need inquiries this week, paid ads are the honest answer — and we'll tell you that in the first conversation rather than sell you the wrong thing.

07Pricing and scope

A clear range. A scope built around what you actually need.

The work is custom quoted because an agent entering one defined niche does not need the same operating scope as a team covering several competitive markets.

Typical ongoing engagement

$1,199–$2,000

per month

Your quote is agreed before work begins and reflects the research, implementation, publishing, authority, conversion, and measurement required for your situation. When the need is limited, we may recommend a focused Sprint instead of an ongoing retainer.

What determines the scope

The number and competitiveness of the markets or service areas you want to cover

Your niche, services, property categories, and the buyer or seller journeys involved

The condition of the current website and any platform, CRM, or IDX constraints

The number of priority pages that need to be created, rebuilt, or consolidated

Existing Google Business Profile, citation, review, and authority gaps

The publishing cadence, research depth, reporting needs, and strategic support required

Pricing does not buy a ranking or lead guarantee. It funds a specialist, human-reviewed process for improving visibility, authority, website performance, and the quality of the path from discovery to inquiry. One-off Studio collateral is quoted separately by project.

08Fit check

A strong fit for established agents and focused teams.

Probably a fit if

  • You have an established personal or team brand—not only a profile on the brokerage website.
  • You serve a defined market, neighborhood, property category, or client situation you want to be known for.
  • You have enough transaction experience, listings, or specialist knowledge to support credible market content.
  • You want to build owned visibility instead of depending entirely on portals, social feeds, and referrals.
  • You can provide factual input and timely approvals without personally managing the full production process.

Probably not, if

  • You need guaranteed leads or a specific ranking on a fixed deadline.
  • You do not yet have a defined market, niche, offer, or track record to build around.
  • A capable internal marketing team already operates search, content, authority, conversion, and measurement well.
  • You want content published without access, factual review, or collaboration on claims about your business.

Recognize your situation?

What that looks like in practice

Start with the market you most want to own.

If your Real Estate specialty is not listed above, the same principles may still apply. The Gap Report is the simplest way to see whether there is a meaningful visibility and conversion opportunity before deciding on an engagement.

11FAQ

The honest answers.

I already have an AgentFire or similar Real Estate website. Do I need a new one?

Usually, no. Intellin is designed to work with the website, IDX, CRM, and brokerage systems you already use when they are serviceable. We improve the visibility, authority, content structure, and conversion layer around that foundation. If the platform creates a genuine technical limitation, we explain the tradeoff before recommending a larger change.

Is the work produced entirely by AI?

No. Technology supports research, monitoring, drafting, and production, but a human expert reviews the strategy, local accuracy, claims, positioning, and finished client-facing work. The goal is not to publish more machine-generated material. It is to build a useful, trustworthy system that both people and machines can understand.

How long does Real Estate SEO take to show results?

Meaningful search authority normally develops over months, not days. Early progress may appear through corrected indexation, stronger page coverage, better non-brand impressions, or improved local consistency before it appears as a steady flow of inquiries. The timeline depends on the market, competition, starting authority, website condition, and how quickly priority work can be implemented.

I already post on Instagram. Isn't that enough?

Instagram helps deepen relationships with people who already know you or encounter your content in the feed. Search and AI visibility serve a different job: helping buyers and sellers discover and verify you when they are actively researching an agent, neighborhood, specialty, or move. The strongest system lets social attention and durable website authority reinforce each other.

How does Intellin's pricing work?

Ongoing Real Estate engagements are custom quoted and typically range from $1,199 to $2,000 per month. Scope depends on your markets, niche, website condition, page requirements, local and authority gaps, publishing cadence, and reporting needs. Founding clients receive a special introductory rate for their first three months. Focused Sprints and one-off Studio projects are quoted separately.

Will this get me a lead this week?

It should not be sold that way. If immediate inquiries are the priority, paid advertising or another direct-response channel may be the more appropriate short-term answer. Intellin builds the owned visibility, authority, and conversion layer that can compound over time and make every other source of attention work harder.

What about the marketing my brokerage already provides?

Brokerage marketing can provide valuable infrastructure, brand recognition, templates, and listing support. It is also usually shared across the roster. Intellin works around your specific market, niche, expertise, and commercial priorities so the agent or team becomes easier to distinguish and verify rather than relying only on the brokerage's general presence.

Will this help me outrank Zillow or Realtor.com?

We do not promise to outrank national portals for broad searches such as 'homes for sale.' The more realistic opportunity is to become more visible and credible for defined neighborhoods, specialties, client situations, property categories, and local questions where your expertise can be specific and useful.

What will you need from me each month?

We need enough access and factual input to understand the business, verify local details, and approve work before it goes live. The process is designed to keep your involvement focused: an initial working conversation, timely access to relevant platforms or information, and short review cycles. You should not have to manage the research, production, technical implementation, and reporting yourself.

Can Intellin work with my existing website vendor or marketing team?

Yes. Intellin can operate as the connected visibility and conversion layer while an existing vendor maintains the website platform, IDX, CRM, paid media, or brokerage systems. Responsibilities are clarified at the start so work is not duplicated and each party has a clear implementation role.

The referral still has to check you out first.
